Kitakyushu real estate appeals to foreign buyers

Kitakyushu real estate appeals to foreign buyers...

Things continue to look up for Kitakyushu.  The real estate market is in good shape at the moment.

Banks are lending. People are spending. Houses are getting built. Condominiums, too. Used real estate is also moving.  Land is getting sold to build new houses and apartments.  You can't walk or drive anywhere without noticing properties for sale, new buildings going up, and the improving economy.

Interest from abroad is increasing, as well.  Customers from the Ukraine, the United States, the United Kingdom, Russia, Canada, China, India, Lithuania, Malaysia, Thailand, Hong Kong and France have recently deal with us.

Remember, it is not hard for a non-Japanese to buy real estate here.  Foreigners can buy Japanese real estate no problem. If you are not Japanese and even if you do not have permanent residency, you can still own property in Japan.  It is completely legal and is actually quite simple.

More good news for Kitakyushu's economy

The real estate market and general economic situation in Kitakyushu looks to keep getting better.

We have some "inside" information that the Kitakyushu football team (soccer team, if you will) is going to get a new stadium.  As we understand it, this means they will be able to host international matches and also be able to host a J-1 top league pro team in the J-League.  J-League is Japan's professional football league / soccer league.

You can check out the Kitakyushu Giravanz homepage here:
http://www.giravanz.jp/http://www.giravanz.jp/
Use a translation tool if you want to see it in English.  At the current point in time, they only have a Japanese website.

Besides the influx of money this pretty much guarantees the city and local businesses, it makes Kitakyushu more lucrative in the real estate investor's eye.

It should also be noted that the KFC (Kitakyushu Film Commission - NOT Kentucky Fried Chicken) is very active.  What does this mean?  This means major films are getting filmed on location in Kitakyushu more frequently.  In real terms this equates to heaps of money coming into the city.

Filming takes a long time.  Crews are brought in and put up in local lodging.  Money is spent at local businesses.  Kitakyushu gains exposure in Japan and internationally.  Get the idea?

And, who could forget the Kitakyushu Science and Research Park?  You can read all about it here:  http://www.ksrp.or.jp/2012/05/25/KSRP%20leaflet%20English%202012.pdf  in their English language brochure.  But, let us tell you how it is making the real estate market move by showing you some of the key points they bring up in the brochure:

Utilizing "intelligence" of universities to promote local industries and science...

The construction of a cutting-edge industrial city in Asia that creates new technology and enriches lives.  (Strategic goals of industry and employment in Kitakyushu)

The planned daytime population is 12,000 people...

Without going into too much explanation, it is pretty clear that Kitakyushu is moving up.  It is a prime place for investment.  The already superb infrastructure continues to improve and innovate.  People are getting drawn to Kitakyushu, and the standard of living vis a vis the cost of living is very appealing.

If you are thinking of investing in real estate in Japan.  By all means check out Kitakyushu.  Feel free to contact us with your real estate needs.

It might be Japanese English, but "Owner Change" is good!

"Owner Change", pronounced here as oh-nah-change-ee.  Some might scratch their heads at it, but it's pretty clear.  The property for sale has tenants.  The owners change.  The property and tenants remain.  Hence, owner change.

There are a lot of owner change properties in Japan at the moment.  They are pretty straight forward and easy investments that tend to get snapped up fast.  We just had one nearby that was only about $8,000 USD but the ROI was a whopping 45%.  Needless to say, it sold about the instant it was listed.  The good thing about so-called owner change properties is that you'll be getting rent payments from the get go.  Also, you'll know exactly how much to expect every month.

Skeptics and wall flowers will say "There must be something wrong with it if she's selling it."  Or, "Why would they sell a unit that is making them steady income every month?"  Rest assured it is not because every property has suddenly become defective or a murder site.  Granted, you should still do the due diligence before you invest, but think about it for moment...  Japan's population is aging.  Landlords are passing away, and properties are getting sold by the beneficiaries.  As the population ages, people want to cash in on their investments and live the good life.  See.  These owner change properties can give you the good life.

Persons interested in investing in owner change properties are encouraged to contact us about investing in Kitakyushu, Fukuoka Japan.

Housing boom in Kitakyushu now?

Housing boom in Kitakyushu now?

They are popping up all over the city now.  It's been a while since we've heard it, but banks and home builders are saying things are looking better and they are constructing new houses around the greater Kitakyushu area now.  Prices are quite reasonable, also.

One reason is that the economy seems to be getting better, partly due to the resurgence  of the LDP (Liberal Democratic Party) in the Japanese government.  The other party took a lot of the blame and wasn't so effective.  Based on these hopes, companies are seemingly becoming a bit more confident and aggressive.

Another underlying reason for the rush now would be the unfortunately seemingly unavoidable increase of Japan's national consumption tax (sales tax in the USA).  It is currently at five percent, but the government is leaning towards increasing it to ten percent.  Five percent savings is quite an amount, so investors and people buying homes are trying to take advantage of the lower consumption tax while they still can.

The success and aggressive home builders like Arnest One who are manufacturing a large variety of house at quite low rates is also a leading factor in the current boom we see developing.  A new house in Kitakyushu can be had for quite a reasonable price now.

Hopefully the trend will continue and Kitakyushu will enjoy further prosperity.  The current mayor has a good reputation and is working hard to make Kitakyushu a better place for both citizens and businesses.  The last few years have seen good outside investment into Kitakyushu, as well as solid and well planned improvements to the city in general and its infrastructure.

Kitakyushu is also enjoying positive exposure nationally in films.  The Kitakyushu Film Commission, also called "KFC" is apparently finger lickin' good for filmmakers.  A lot of high profile, high budget films have been set in Kitakyushu over the last couple of years.  Good PR for the city, and it brings in some decent money for local businesses and the people of Kitakyushu.

All in all, things are looking good.  Now is probably one of the best times to invest in Kitakyushu real estate or buy a residential property for yourself.  Inquiries in English can be handled by Matt at Mikawa Real Estate.  His contact details are here:

Orio, A great place to live

Orio, a great place to live....

Orio is an extremely convenient place to live.  Everything you need is in Orio.  A major JR train station where all limited express, express, sub-express and local trains on the JR Kagoshima Honse and Chiku Honsen / Fukuhoku Yutaka Sen train lines stop.  You can easily make it to Hakata in Fukuoka, Nakama, Wakamatsu, Kokura, Nogata and Iizuka from Orio.  Parking isn't nearly as expensive as Kokura.  There are good schools in the area and several universities are located in Orio and its immediate surrounding areas.  Orio has an ample selection of restaurants, convenience stores, supermarkets and shopping centres.

If you are looking to buy, prices are reasonable.  Get in touch with Mikawa for a look at the current listings of land, condominiums, and houses for sale in the Orio area.

If you are looking to rent.  The rents for flats and apartments here are quite reasonable.  The fact that universities are nearby may have kept the rents down and affordable.

People from outside of Orio may incorrectly and ignorantly misinform you about the people and the safety.  Contrary to what you may have heard, the people living in Orio are very friendly and helpful.  Some of the nicest people you'll ever meet come from this area.  There are shops here that have been in business for over 100 years.  They must know how to take care of people!

Anyone interested in living in Orio is encouraged to get in touch with the Matt Rowles at Mikawa Real Estate.  They can help.

Traditional Japanese houses for sale

Traditional Japanese houses for sale

Thinking of investing in Japanese real estate? Have you considered traditional Japanese houses? They are totally different from what you have in your home countries. The roof shingles, traditional "daiku" construction, and also the Japanese gardens surrounding them. Good stuff!

The photo below was in the Yahata Nishi area of Kitakyushu City Japan. The property itself is not for sale but the property really looks good, even when surrounded by suburban sprawl. It is easy on the eyes and is arguably the best property in the neighborhood. Anyway, take a peek...

The good folks at Mikawa Real Estate have several traditional properties for sale listed at the moment.

Nogata is just a stone's throw from Kitakyushu and an easy commute to Fukuoka City. We anticipate big growth in Nogata and rising property rates based on the current trends. Here is a newly renovated Japanese house for sale in Nogata. It is a large 6LDK size traditional Japanese home with modern features.

Invest in Kitakyushu Condominiums (Mansions)

Invest in Kitakyushu Condominiums (Mansions)

It is our aim to help you better understand the real estate situation in the greater Kitakyushu area. Kitakyushu is Fukuoka Prefecture's second largest city. It is quite sprawled out and offers ample investment opportunities. The endless debate about whether it is a market for buyers or sellers rages on, and we can help you decide, but truthfully, it is a renter's market. We mean that whether you buy or sell a Japanese mansion type condominium, one of the largest factors will ultimately be the rental condition and trends.

Take a recently listed 2LDK condominium, for example.  It is already 30 years old, but is a well built SRC (steel reinforced concrete) structure in a convenient location. Because of its location and appeal to new couples, those who may work in the nearby area, and even young families who might not be able to buy, it is very appealing. For these reasons, the rents still now command more than 60,000 Yen per month. Measure this against what the cost for such a 2LDK mansion would be and it becomes very appealing as an investment property. In fact, there are some units in this complex that are owned by real estate investors who rent the units out.

Have a look around at any real estate portal site and you'll see what condos go for in the greater Kitakyushu area. The sites are in Japanese but are pretty straightforward so you will get an idea of the cost in MAN units (10,000 Yen). For example a listing showing a price of 480 MAN YEN is 4,800,000 Yen, while a 1,950 Man Yen listing is priced at 19,500,000 Yen. The site also shows what a sample monthly mortgage payment would be. The mortgages are usually based on a flat 1.325% interest rate 35 year mortgage. Invariably, you'll notice the monthly payments of such properties are generally much less than the rents would be if they were rented out in the so-called "chintai" market. Rack the numbers and you can come up with your own GROR (gross rate of return).

Any ex-pats or investors from abroad who are interested in perhaps buying or renting in the greater Kitakyushu area are encouraged to get in touch with the Matt Rowles at Mikawa Real Estate.

Here is a link to his details: http://www.fudosan-mikawa.com/p/staff.html

He can help you with anything related to Kitakyushu real estate.   A home is probably your biggest investment so be sure to do the due diligence.  Mikawa can help you in that matter and expedite the process for you.

Happy home hunting!

INVEST IN KITAKYUSHU REAL ESTATE

As you may or may not be aware, Kitakyushu is poised to boom. Despite occasional local criticism of the prior mayor, Mr. Koichi Sueyoshi, his administration laid the foundation for the growth and improvement we are on the threshold of enjoying. His projects like the Kitakyushu Science and Research Park, Kitakyushu International Airport, and countless others have put Kitakyushu in a better state and made it highly appealing to domestic and international investment.

Major automobile manufacturers are poised to open new factories. Visitors from China and Korea are increasing. Kitakyushu City has a film commission. Yes, a film commission. And it makes money! Big money. The number of major motion pictures made in Kitakyushu is on the rise and with it come millions of dollars for local businesses.

A quick look at the returns and yields on properties here has piqued the interest of lots of speculators and first time investors as well. Take a simple 3LDK used condominium in Kokura Minami Ward, for instance. A property built in the late 1990s and close to a monorail station between Tokuriki and the last stop would probably fetch about 8,000,000 JPY to 15,000,000 JPY. However it would rent out for anywhere between 60,000 to 80,000 JPY per month. If you took out a 35 year loan for the full amount, your monthly payments would be only 45,000 JPY per month. Not bad considering you'd be raking in a really high percentage more monthly by renting it out.

Something to think about...
