Kitakyushu real estate appeals to foreign buyers...

Things continue to look up for Kitakyushu.  The real estate market is in good shape at the moment.

Banks are lending. People are spending. Houses are getting built. Condominiums, too. Used real estate is also moving.  Land is getting sold to build new houses and apartments.  You can't walk or drive anywhere without noticing properties for sale, new buildings going up, and the improving economy.

Interest from abroad is increasing, as well.  Customers from the Ukraine, the United States, the United Kingdom, Russia, Canada, China, India, Lithuania, Malaysia, Thailand, Hong Kong and France have recently deal with us.

Remember, it is not hard for a non-Japanese to buy real estate here.  Foreigners can buy Japanese real estate no problem. If you are not Japanese and even if you do not have permanent residency, you can still own property in Japan.  It is completely legal and is actually quite simple.

Housing boom in Kitakyushu now?

They are popping up all over the city now.  It's been a while since we've heard it, but banks and home builders are saying things are looking better and they are constructing new houses around the greater Kitakyushu area now.  Prices are quite reasonable, also.

One reason is that the economy seems to be getting better, partly due to the resurgence  of the LDP (Liberal Democratic Party) in the Japanese government.  The other party took a lot of the blame and wasn't so effective.  Based on these hopes, companies are seemingly becoming a bit more confident and aggressive.

Another underlying reason for the rush now would be the unfortunately seemingly unavoidable increase of Japan's national consumption tax (sales tax in the USA).  It is currently at five percent, but the government is leaning towards increasing it to ten percent.  Five percent savings is quite an amount, so investors and people buying homes are trying to take advantage of the lower consumption tax while they still can.

The success and aggressive home builders like Arnest One who are manufacturing a large variety of house at quite low rates is also a leading factor in the current boom we see developing.  A new house in Kitakyushu can be had for quite a reasonable price now. 



Hopefully the trend will continue and Kitakyushu will enjoy further prosperity.  The current mayor has a good reputation and is working hard to make Kitakyushu a better place for both citizens and businesses.  The last few years have seen good outside investment into Kitakyushu, as well as solid and well planned improvements to the city in general and its infrastructure.

Kitakyushu is also enjoying positive exposure nationally in films.  The Kitakyushu Film Commission, also called "KFC" is apparently finger lickin' good for filmmakers.  A lot of high profile, high budget films have been set in Kitakyushu over the last couple of years.  Good PR for the city, and it brings in some decent money for local businesses and the people of Kitakyushu.

Orio, A great place to live

Orio, a great place to live....

Orio is an extremely convenient place to live.  Everything you need is in Orio.  A major JR train station where all limited express, express, sub-express and local trains on the JR Kagoshima Honse and Chiku Honsen / Fukuhoku Yutaka Sen train lines stop.  You can easily make it to Hakata in Fukuoka, Nakama, Wakamatsu, Kokura, Nogata and Iizuka from Orio.  Parking isn't nearly as expensive as Kokura.  There are good schools in the area and several universities are located in Orio and its immediate surrounding areas.  Orio has an ample selection of restaurants, convenience stores, supermarkets and shopping centres.


If you are looking to buy, prices are reasonable.  Get in touch with Mikawa for a look at the current listings of land, condominiums, and houses for sale in the Orio area. 

If you are looking to rent.  The rents for flats and apartments here are quite reasonable.  The fact that universities are nearby may have kept the rents down and affordable. 

People from outside of Orio may incorrectly and ignorantly misinform you about the people and the safety.  Contrary to what you may have heard, the people living in Orio are very friendly and helpful.  Some of the nicest people you'll ever meet come from this area.  There are shops here that have been in business for over 100 years.  They must know how to take care of people!

It is our aim to help you better understand the real estate situation in the greater Kitakyushu area. Kitakyushu is Fukuoka Prefecture's second largest city. It is quite sprawled out and offers ample investment opportunities. The endless debate about whether it is a market for buyers or sellers rages on, and we can help you decide, but truthfully, it is a renter's market. We mean that whether you buy or sell a Japanese mansion type condominium, one of the largest factors will ultimately be the rental condition and trends.

Take a recently listed 2LDK condominium, for example.  It is already 30 years old, but is a well built SRC (steel reinforced concrete) structure in a convenient location. Because of its location and appeal to new couples, those who may work in the nearby area, and even young families who might not be able to buy, it is very appealing. For these reasons, the rents still now command more than 60,000 Yen per month. Measure this against what the cost for such a 2LDK mansion would be and it becomes very appealing as an investment property. In fact, there are some units in this complex that are owned by real estate investors who rent the units out.

Have a look around at any real estate portal site and you'll see what condos go for in the greater Kitakyushu area. The sites are in Japanese but are pretty straightforward so you will get an idea of the cost in MAN units (10,000 Yen). For example a listing showing a price of 480 MAN YEN is 4,800,000 Yen, while a 1,950 Man Yen listing is priced at 19,500,000 Yen. The site also shows what a sample monthly mortgage payment would be. The mortgages are usually based on a flat 1.325% interest rate 35 year mortgage. Invariably, you'll notice the monthly payments of such properties are generally much less than the rents would be if they were rented out in the so-called "chintai" market. Rack the numbers and you can come up with your own GROR (gross rate of return).

How to get a housing loan in Japan for foreign residents

If you are looking to buy a property in Fukuoka Prefecture Japan, more specifically the greater Kitakyushu, Onga, Nakama, Nogata, Iizuka, Kurate, Miyawaka, Yukuhashi, Tagawa areas, MIKAWA REAL ESTATE can help. They have dealt with all the banks and can advise you as to which bank would be best suited for you and which banks you would have the best chance of securing a home loan from.

Some key points to keep in mind. You'll want to have permanent residency or citizenship. It is possible to buy a house without these, but you'll need to do so as a company. Also, you'll want to be sure you have been declaring your income and paying your income taxes. Ensure your company is doing this as well. Having more than two years worth of the so called "gensenchoushuuhou", which is a tax certificate slip, or statement of earnings and taxed income statement is pretty much a must. Those who are self employed or independently employed will especially need to have more than two years worth of these to qualify.

To simplify things, it is probably best for you to make an appointment with a real estate company such as Mikawa and see what your options are. A lot goes into buying a house, condominium, or land so you'll want to be prepared. Don't worry about being a "foreigner" paperwork isn't that much voluminous than it is for native residents of Japan.
